If you’re selling your house but need to find a new one to move into, how can you do that without winding up homeless?

Here in the Denver market, we have three options for you:

1. Find a buyer who is willing to do a rent-back program. That means they’ll allow you to stay in your house after selling it until you’ve found another home. This will make you a stronger buyer  since you won’t be writing a contingency into your offer when you do find a home you like.

2. Borrow equity from your current home, use that to buy a new home, and then sell your old home. This might also allow you to make upgrades before you move into your next home.

3. Rent a property while looking for a new home. You can find a short, three-month lease that will afford you the time to go out and search for another home. Additionally, you could ask family or friends if you can stay with them while you make the transition.
